The Largest Consented Development Site in the Algarve
The Opportunity
240 hectares (600 acres) carbon zero development opportunity in the Eastern Algarve with full planning consent for the following:
- 469 Residential Units across 3 villages with a mix of villas, townhouses and apartments;
- 5 Star Hotel complex with 450 beds;
- 99 Berth Marina with 87 bed apart hotel complex;
- 27-hole (18+9) championship golf course with clubhouse and golf academy;
- Sports centre with tennis courts, padel courts, gym, swimming pools;
- Restaurants, cafes and commercial areas.
Funding
The project will be funded with €100 million equity and a development facility of €295 million to complete the development. The land element is €35 million.
Investors will qualify for:
- A ‘Golden Visa’ issued by the Portuguese Government (min. €500k investment);
- Investment returns from the development;
- Option to exchange investment for a property in the scheme.
Equity investors in our €100m Luxembourg Fund are sought to acquire the site and start development.
Luxembourg Investment Fund
Funding
Equity
Equity investors will invest into a Luxembourg fund which will own the site through a Portuguese Special Purpose Vehicle (SPV).
Total equity investment of €100 million.
The investment will provide investors with:
- A Golden Visa – investors can qualify for a Golden Visa under the Portuguese Government programme to obtain EU citizenship;
- A return on investment in the development;
- Investors can convert the investment into ownership of a villa / apartment depending on the amount invested;
- The equity investment will be invested into the owning SPV and used to acquire the site and start the development.
Debt Funding
- Conventional construction debt funding will be drawn down to fund construction and all associated costs;
- Total debt funding of €295 million;
- The debt will be drawn down in tranches through the phases of the development after the equity is committed;
- The Debt funder is repaid through sale of the villas or refinancing on completion.
